Montlake, one of Seattle's Urban Villages

Montlake, one of Seattle's Urban VillagesMontlake Tudor houses...                       

...is where I have been spending a lot of time these past few weeks.  I am working with some out of state clients to prepare their house to enter the Seattle Real Estate market later this spring.  It has been an interesting project for me and it will be exciting to see it to it's conclusion later this spring/summer.

 

 

 

 

 

520 Freeway bridges through through MontlakeThe Montlake neighborhood lies just south of the University of Washington across from the Montlake cut, north and down the hill from Capitol Hill, east of Portage Bay and Eastlake, and west of the Arboretum and Lake Washington.  It has great accessibility to Downtown Seattle, as well as Bellevue and the Eastsidevia the 509 freeway which runs through Montlake...in an interesting way.  The freeway is mostly bridges over water and provides motorists with some great views of wildlife on their commute!

 

 

 

 

Tudor in MontlakeThe homes, built mostly in the 1920's, are made up of brick Tudor and Craftsman styles of single family homes.  The market history for the month of March has just sixteen total homes comprising it.  The eight that are active as of April 1st range between $549,000 to $879,000.  Three are STI (Subject To Inspection) ranging between $847,000 and $1,250,000, Four are Pending ranging between $609,900 and $959,000.  Only one closed for the month sellling for $734,000.  This puts Montlake well above the median price for homes sold in King County, $429,925, in February.

Now that spring had arrived Montlake is especially beautiful right now, good timing for the springtime Seattle real estate market rush!

I like the way the older neighborhoods have such wide streets lined with tree's! That's a very nice home pictured.

My girlfriend and I live in Montlake and we looooove it! I can't believe that some of the listings in the $500,000's here are still active, which is fine by me because I want to buy one in the next year. I think the general focus has been on buying downtown condos. Everyone wants to do the hip Seattle condo scene. I wonder if some are wary about the new 520 bridge project too...

Hi Danny, thank you, it really is a marvelous neighborhood for strolling, dog walking, biking and enjoying.  Lovely gardens and traffic circles that are nicely planted up.  Seattle has many older neighborhoods with traffic circles to keep the motor speed down to a leisurely pace.

Hi Aaron!  The lowest listing was originally listed at $642,000 and has had two price reductions, the most recent was two weeks ago today.  The next lowest at $570,000 came on the market two weeks ago today as well.  All the parks around Montlake are gorgeous, and so accessible to the neighborhood, it really is a wonderful place!

So the guy who takes such fabulous twilight photos of "hip Seattle downtown condos" loves living in Montlake! LOL!   I love your photos, they really set the mood and lifestyle!
