A few months ago another agent in my office asked for my help with developing a Comparative Market Analysis for a potential client who called our Seattle Real Estate office looking for a listing agent to do a CMA and perhaps list her home for sale, a very unique and higher end home. The Seller lives on one of the San Juan Islands so all contact was via the phone and email, and since I was assisting the other agent, I did not have her contact information. I worked up the CMA, which was very involved since it was a unique property, and it would need a very targeted marketing plan to sell it quickly as the Seller had a contingent offer on another house. I developed a Potential Buyer Profile and Marketing Strategy to be discussed after receipt of the CMA. Long story short, I did not get the opportunity to present my personalized marketing plan, and we were not chosen to list the house.
I watched the property be listed by another Real Estate company in a very traditional manner, and eventually saw that it was cancelled. I was now free to call the Seller the day it was cancelled to find out if she was still interested in selling and to finally talk to her about my Marketing Strategy for her home. We had a long talk discussing my marketing plan, which of course the Seller could now see how it would have benefited her. She would have been able to buy the other house she had the contingent offer on instead of losing it because of not being able to sell her unique home.
We talked about some different strategy going forward and depending on what she decides to do in the next year or so. While the Seller was not able to buy the house she wanted this time, she now has the information she needs to put her in a much better position next time. She asked for my contact information so that next time she will be ready!
"Tips for Sellers":
1) While sometimes time is of the essence to list your home for sale on the Seattle Real Estate Market, be sure you have all the information you need to make the best possible decision.
2) If your home is unique, be sure your listing agent has developed specific Marketing Strategy to give your Seattle Home the best exposure possible. Otherwise it will cost you both time on the market and money with a lower selling price. Remember, the smaller the pool of potential buyers, the more your listing agent needs to develop a Marketing Strategy to sell your home.
